Once you’ve signed a contract to buy or sell real estate and all the “subject to” conditions are cleared, you’ll need a lawyer or notary to help finalize the property transfer in B.C. Knowing what to expect during this legal process can make a huge difference, ensuring your real estate transaction goes smoothly and reducing the stress that often comes with buying or selling a home.
The process begins with choosing a law firm to handle the transaction. While your realtor or mortgage broker might recommend someone, the decision is ultimately yours.
As your chosen law firm, we would start by reviewing all relevant documents such as the title of the property, the contract of purchase and sale, and mortgage documents to ensure the property being purchased or sold is exactly as expected and there are no concerns.
We’ll take care of all the necessary paperwork and coordinate with your lender, insurance company, realtor, and the other party’s lawyer to make sure everything’s in order and ready to go. When we meet with you, we’ll patiently walk you through each document you’re signing so that you feel totally comfortable and informed.
If you’re buying a property, we’ll handle the payment to the seller and make sure the property gets registered in your name with the Land Title Office. If you’re selling, we’ll collect the payment, transfer ownership to the buyer, pay off any existing mortgages, and provide you with the sale proceeds.
Having a lawyer on your side during this process is crucial — unlike notaries, we can give you legal advice on your contract before you remove any conditions to avoid any issues or surprises down the road. We can also advise on how to proceed in case unexpected issues do come up.

The process usually takes between 2-5 weeks, depending on the complexity of the transaction. We may also be able to accommodate rush requests, so please reach out.
